| Introduction
The Southwest County Sector Plan is one of twelve sector plans prepared for Knoxville and Knox County. Focus is on physical development: land use, transportation and community facilities. The Southwest County Sector is approximately 41,400 acres in size. The boundaries of Southwest County Sector include Loudon County to the west, Interstate 40/75 to the north, the Tennessee River to the south and along Gallaher View Road and Northshore Drive to the east. The sector boundaries are consistent with census tracts 57.01, 57.03, 57.04, 57.05, 58.03, 58.04, 58.05 and 58.06. A majority of the sector is in unincorporated portions of Knox County. The City of Knoxville has annexed parts of the sector and the Town of Farragut is located almost entirely within the sector. Farragut has its own planning program that regulates zoning and subdivisions. The land within the sector that lies outside the City of Knoxville and the Town of Farragut makes up nearly 60 percent of the sector.
Contents
All sector plans contain a background report, a plan for community improvements and a land use plan. The background report outlines existing conditions in the sector and contains information on environmental resources, development trends and characteristics of the population. It serves as a tool to help the community identify development opportunities and plan for the future. Remaining sections comprise a comprehensive plan for future physical development of the sector.
Purpose of the Plan
- Identify significant resources
- Identify current development constraints and issues
- Evaluate significant changes that have taken place since 1997
- Explore special development opportunities
- Develop proposals to guide development over the next 15 years
