Land Use
Though the South County Sector has significant development potential in
the form of underutilized lands, it remains a mostly agricultural and
rural residential area. There is significant commercial zoning along Chapman
and Alcoa highways, and some industrial development along Chapman Highway;
however, much of the land zoned for higher intensity uses is either vacant
or underutilized. |

sector is agricultural or vacant.
Residential uses
make up the second largest land use pattern, with approximately 25%
of the sector developed as rural residential, single family residential,
or multi-family residential.
Commercial land
uses account for 0.5% of all land uses; however, property zoned for
commercial use is more than four times greater than that which is declared
as being under commercial use (see Least Constrained Land Uses for more
information). This suggests that much of the commercially zoned land
in the sector is being underutilized.
