The Northwest County Sector has just over 49,000 acres. Almost half the land use is composed of vacant or agricultural parcels. While the majority of land within the sector lies inside the boundaries set for planned growth as adopted in the Growth Policy Plan, the large amount of vacant and farmland suggests significant development opportunities. Such opportunities are amplified by the creation of the Technology Corridor along Pellissippi Parkway.

Land Use Change
As would be expected, the greatest change in land use was conversion of vacant and agricultural land to single family residential uses. Also significant were acres that were absorbed in office and commercial development. Over 600 acres of office and commercial (including wholesale) uses were created. The large increase in public park acreage reflects the designation of TVA lands along the Clinch River for open space and recreational purposes.
