Rutledge Pike: A Development Corridor

Highway capacity is good but sanitary sewer extensions are needed to take advantage of the road improvements.

Transportation related highway-commercial and scattered light industrial uses dominate certain portions of the corridor and should be contained to the areas shown in the Future Land Use Plan shown on page 42.

A mix of community-serving retail along with more residential homes, condos and apartments should be encouraged. Vacant land in parcels large enough to allow for a large-scale planned community exists along Rutledge Pike, using the town center or traditional neighborhood development zone. Locations for mixed use development is shown on the land use plan.

The land having a mixed use designation is also an appropriate area for a high quality business district, using the employment center zone.

Intersections of north-south roadways connecting Millertown Pike with Rutledge Pike are good locations for neighborhood and community-serving retail.

Historic sites located along the river should be preserved along with any new development.

Rutledge Pike

Undeveloped land with good highway access is available along Rutledge Pike.

Centerpoint

Centerpoint is a good example of a business park setting appropriate for Rutledge Pike.

Midsouth Trucking

Transportation related highway commercial businesses are located along Rutledge Pike.
