During the review process, several commissioners noted that 2009's historic restoration nominations were extraordinary. The project known as 4 Market Square was viewed to be the best and is this year’s winner.

With a look back to the 1930s, we can see the original establishments, the Vogue Building and Miller’s Annex, to the right of this photo. That scene has been the focus of this remarkable restoration. These buildings were significant fixtures on Market Square. However, with their leaking roofs, they sadly deteriorated and remained unoccupied for decades.

Facing a dire situation, the Cornerstone Foundation stepped forward and led the restoration effort. The plans for the project, which were developed by Gregor Smee and Scott Busby, were well received by the Historic Zoning Commission. Code deficiencies were overcome and historic design guidelines were met.

Café 4, born of the imagination of Jim and Lori Klonaris, handsomely occupies much of the ground level. Upstairs are offices and residences for The Fellows Initiative, a national coalition of Christian post-graduate programs for leadership development.

And the performance theatre, the Square Room, is now an entertainment destination.

The project is exemplary in many respects. Its storefront design is appropriate for the Historic District. Its various new uses benefit the downtown community and Knoxville as a whole. And its contribution to the continued restoration of Market Square is another highlight in Downtown revitalization.
