This subdivision represents a continuation of the well-designed residential development that is taking place in the far reaches of southwest Knox County. The nearby Montgomery Cove project set a trend a few years ago in providing amenities such as sidewalks, street trees and recreation areas that have not been traditionally provided with suburban growth.

The developers of Mallard Bay also emphasize such quality improvements. Hackberry and Oak trees of this former pastureland were conserved. That conservation provides a kind of instant identity as the new streets and sidewalks are often shaded by tree canopy. The lots are rather spacious, typically about one-half acre in size. Much of the first phase of the project has been completed. Sidewalks are provided on one side of each street, an appropriate provision given the low density, and are connected to a greenway trail, leading to a fishing pier/kiosk that is part of the development. An attractive stone entry wall marks the entrance to the subdivision. The second phase of the development has recently started.
